‘Unplaceable’ clients: UK property finance for UAE residents

Arranging UK mortgages for UAE residents can be a complicated process, but it’s not only individual clients who approach us for assistance. We have numerous contacts within the brokering and lending industry who often refer cases to us after they have personally been unable to help. This is particularly true of high net worth clients. Many other brokers and lenders in the region can only deal with cases up to a certain lending limit, whereas we have no upper loan size limit.

We are also able to assist clients with niche requirements or very complex background issues. Although I work as our representative in the UAE region, I can refer clients back to our high net worth mortgage brokering team in London, meaning we can place clients no matter the complexity. We have lending contacts all over the world, so we are confidently able to place global clients.

For example, one local financial planner recently referred a case to us for a client who wished to purchase a buy to let property valued at £3.5million in Knightsbridge at 70% loan to value (LTV). In addition to his sizable income, this client had a large property portfolio across the Middle East, but was now looking to invest in the stable UK market. However, the financial planner was unable to provide an appropriate level of advice. This is one of Enness’ areas of expertise, so we’ll be delighted to help this client moving forward.

Another contact working at a financial consultation recently referred a European client to me, who was looking to buy a property in London valued up to £2million. This client is an expat living in Dubai, and has significant savings in addition to shares in a high-value company. With offices across Europe and the Middle East, I am confident we will be able to work successfully with this client.
