How to Release Equity from a Property?

For UAE residents with significant property holdings in the UK or Europe, releasing equity can provide an opportunity to deploy capital elsewhere, whether in business, investments, or acquiring new property in the UAE. Equity release allows you to unlock capital tied up in your property without needing to sell, and without rigid affordability restrictions.

This type of funding is particularly suited to high-net-worth individuals with complex income or asset profiles, often spanning multiple jurisdictions and currencies. In an uncertain market, accessing liquidity in this manner can help you diversify, protect your wealth, or capitalise on opportunities at the right time.

Property Equity Release FAQs

How Does Equity Release Work?

Releasing equity involves taking out a loan secured against your property, which is repaid through a mortgage or structured finance product. While mainstream banks often rely on strict affordability models, private banks and specialist lenders take a broader approach, factoring in global wealth, income from multiple sources, and future liquidity events such as bonuses or asset sales.

For UAE-based clients with international income or assets, private banks are typically better positioned to provide flexibility, customised terms, and high-value lending. Enness helps position your case so lenders understand the full extent of your financial profile, ensuring you can access the most advantageous options.

Is It a Good Idea to Release Equity to Buy Another Property?

Yes, if structured correctly, releasing equity can be an efficient way to fund another property purchase, whether in Europe or the UAE. Many of our clients release capital from one property to finance buy-to-let investments, second homes, or to support family members with property purchases.

We will assess your overall financial strategy and help you determine whether this is the right move for you, ensuring the solution delivers long-term value and aligns with your objectives.

Is Equity Release a Good Idea?

Equity release is often attractive for high-net-worth individuals who want to access liquidity without having to sell key assets. It provides flexibility for reinvestment, wealth planning, or lifestyle purposes.

Advantages:

  • Access tax-free capital without disposing of property
  • Flexible repayment structures, including interest roll-up options
  • Retain ownership and continued use of your property
  • Can be structured with safeguards like no-negative-equity guarantees

Considerations:

  • Interest will accrue over time, impacting the estate’s final value
  • Some plans may include early repayment charges
  • Market conditions can affect refinancing options
  • Private banking facilities may sometimes offer more flexible alternatives

Our brokers will walk you through all options and highlight when equity release is the best fit.

Why Take out an Equity Release Product?

An equity release product can generate a significant cash lump sum, which can be used for a variety of purposes, including:

  • Renovating or improving a property
  • Purchasing an additional home
  • Repaying existing loans or mortgages
  • Providing financial support to family members
  • Diversifying investments
  • Enhancing lifestyle, travel, or major purchases

Raising Capital for Redevelopment

For many UAE-based clients with properties in Europe or the UK, redevelopment is a compelling way to enhance the value of their assets. Instead of buying a new property, releasing equity to fund renovations can be a more cost-effective and profitable option.

For example, a £100,000 investment in a refurbishment could generate a £200,000 uplift in property value. This allows you to benefit from capital appreciation while retaining ownership, with the option to refinance later at a higher valuation.

How can Enness Help With Raising Capital?

Enness is uniquely positioned to arrange equity release for UAE residents with international wealth. We know which lenders are open to complex scenarios and how to present your case to secure fast approvals.

Private banks, in particular, value clients with global asset bases, and we will leverage these relationships to negotiate terms that reflect your true financial strength. Our reputation and introductions often expedite approvals and unlock exclusive opportunities that may not be available otherwise.

What are the Types of Equity Release

There are two main structures:

  • Lifetime Mortgages – Borrowing against your property’s value while retaining ownership. Repayment typically occurs when the property is sold, or in the event of long-term care or death. Interest may be serviced regularly or rolled up.
  • Home Reversion Plans – Selling part or all of your property to a provider in exchange for capital, while retaining the right to live in it. The provider receives their share when the property is sold.

Enness only advises on lifetime mortgage equity release and does not arrange home reversion plans.
