Enness had clients selling their home to purchase a new one. Both clients were about to go through a significant change in their working life, which presented the first challenge for this case; which was to find a lender who would be comfortable with a change in circumstances for both clients, therefore, being unable to produce the documentation required for the process. This was also a new build purchase, the second challenge in this case; which meant we were restricted to mortgage lenders who would be willing to assist with a new build that includes builders' incentives as part of the purchase.

The third challenge we faced was a tighter than usual deadline because the developer required all completions on the site within a couple of weeks. The client needed to work with a broker and lender who understood these complexities, as well as the cross-border nature of the enquiry, and who had knowledge of lending on new-build developments. 

We moved quickly and successfully negotiated a residential mortgage with a lender who was comfortable with the clients' change in circumstances. The application was processed efficiently, and a mortgage offer was produced quickly so that the clients could work to the developer's desired completion date.
