  • Client: Middle Eastern Resident
  • Property: Luxury UK property valued at approximately £30 million
  • Requirement: Eight-figure mortgage
  • Terms: 1.1% + BBR with a 0.5% arrangement fee

Enness was approached by a client looking to purchase a luxury property in a highly sought-after location in the UK. Given the scale of the acquisition, the client required an eight-figure mortgage and needed a lender capable of taking a broader view of their international financial position.

The client was resident in the Middle East and had accumulated wealth across multiple offshore structures, alongside several different sources of income. This created additional complexity when assessing affordability and structuring the transaction, particularly given the size of the borrowing required.

At this level of lending, the number of suitable lenders is naturally more limited. The combination of the property's value, the size of the loan and the client's international profile meant that careful lender selection was essential. The objective was not simply to find a bank willing to consider the transaction, but to identify one that could understand the client's wider circumstances and offer competitive terms.

Enness approached a bank with established links to both the UK and Middle East. This provided a natural fit for the client's international profile and helped simplify the process of assessing their various income sources and offshore wealth.

Following negotiations, Enness secured competitive terms at 1.1% above Bank Base Rate, with a 0.5% arrangement fee. The structure provided the client with the substantial borrowing required to proceed with the property acquisition while reflecting the complexity of their international financial position.

The case demonstrates the importance of specialist broking when arranging large mortgages for internationally based high-net-worth individuals. At eight-figure borrowing levels, lender appetite can vary significantly, particularly where a client has international income, offshore wealth or a complex financial structure.

Enness works with private banks and specialist lenders across the UK and internationally, helping high-net-worth clients identify financing solutions that reflect their wider financial circumstances. If you are considering a substantial UK property purchase and require an eight-figure mortgage, speak to a mortgage specialist to discuss your requirements.
