- Client: International ultra-high-net-worth clients resident in the UK
- Property Value: Above €3.5M luxury villa in Spain
- Loan Amount: Circa €2.3M refinancing facility with equity release
A married ultra-high-net-worth couple, resident in the UK, required a refinancing solution for a luxury villa in Spain that formed part of their wider international property portfolio. Introduced to Enness Global by a European private bank, the clients wanted to refinance the existing borrowing while releasing additional equity to support liquidity and broader investment planning without disrupting their long-term property strategy.
Although the clients had substantial wealth, arranging finance involved more than simply refinancing an overseas property. Their financial affairs spanned multiple jurisdictions, and their income was derived from a combination of salary, annual bonuses, equity-based remuneration and profit-sharing. Presenting this profile effectively required a lender capable of assessing the clients' wider financial position alongside the property and proposed facility.
Working closely with private banking partners experienced in international lending, Enness identified a lender whose underwriting approach aligned with the clients' circumstances, subject to lender assessment and approval. A long-term refinancing facility of approximately €2.3M was arranged, repaying the existing borrowing while releasing additional equity to provide greater liquidity across the clients' wider investment portfolio.
The transaction progressed from initial discussions through to completion, supported by clear communication between all parties and the clients' prompt provision of documentation throughout the underwriting process.
This case highlights how specialist private banking relationships can support international borrowers with complex income structures and cross-border assets. Where financial affairs extend across multiple jurisdictions, lender selection and the presentation of the client's overall financial position can be important considerations alongside the property itself.
