  • Client: International trust company acting for an overseas client
  • Challenge: Refinancing an expiring private bank facility involving an offshore trust and multi-jurisdictional ownership structure
  • Loan Amount: Circa £775K residential bridging refinance secured against a property valued at approximately £1.2M

An international trust company approached Enness Global on behalf of an overseas client seeking to refinance an existing private bank facility secured against a London residential property valued at approximately £1.2M. The existing loan had reached maturity, creating a time-sensitive requirement to refinance circa £775K while maintaining the existing ownership structure.

The transaction presented several complexities. The property was held through layered offshore entities within a multi-jurisdictional trust structure, while the ultimate beneficial owner was based in the Middle East. The lender also needed to consider a higher loan-to-value ratio and a structure that did not require personal guarantees from the beneficiaries. In addition, certain legal firms were unable to onboard the client due to jurisdictional restrictions, making careful coordination of specialist legal representation essential.

Enness Global introduced a specialist bridging lender experienced in complex offshore transactions. A valuation was completed within approximately one week, and a specialist legal adviser was appointed to manage the enhanced due diligence and onboarding requirements associated with the trust structure. A residential bridging facility was arranged, enabling the client to refinance the existing borrowing while accommodating the complex ownership structure, subject to lender approval.

This case demonstrates Enness Global's experience in arranging specialist bridging finance for international clients with offshore ownership structures, where conventional lending and legal processes may not be suitable for complex cross-border transactions.

BRIDGING FINANCE IS SHORT-TERM BORROWING AND REQUIRES A CREDIBLE EXIT STRATEGY. DELAYS TO THE SALE OR REFINANCING OF PROPERTY MAY AFFECT THE EXIT AND OVERALL COST OF BORROWING.

Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
