Key Details:

  • Client: Foreign national investor
  • Property: Prime UK investment property, circa £950,000, £30,000 annual service charge, £50,000 rental income
  • Solution: 75% LTV, 5-year mortgage, 3-year fixed

A foreign national sought to purchase a prime UK investment property with no prior UK financial footprint, relying solely on overseas wealth. The property price was circa £950,000, with £30,000 annual service charges and expected rental income of £50,000, which made it unaffordable for most standard lenders.

Enness introduced a specialist lender capable of assessing the client’s wider asset base, accepting the rental yield after service charges, and structuring a high-LTV mortgage for a foreign national. The facility was set at 75% LTV over 5 years with a 3-year fixed rate and an interest reserve providing a six-month buffer. This allowed the client to acquire the Knightsbridge property fully financed, mitigating execution risk and preserving flexibility.

Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
