Enness was approached by an American national looking to invest in the UK property market. The client was self-employed and did not currently own a property, creating a number of additional considerations when seeking finance as a non-UK resident.

The client was interested in purchasing a London property with a market value of approximately £500,000 and required a mortgage of around £300,000 to facilitate the investment. Given the client’s circumstances, identifying a lender willing to consider the application was particularly important.

The client’s American nationality and non-UK resident status presented an immediate challenge, as lenders can apply more restrictive criteria to borrowers who are based overseas and looking to purchase UK property. The client’s self-employed status added another layer of complexity, particularly as their declared income was relatively modest compared with the level of borrowing required.

The lender also needed to undertake detailed due diligence to understand the client’s financial position and assess the application against its lending criteria. As the client did not fit the profile of a typical UK mortgage borrower, careful presentation of their circumstances was essential.

Enness reviewed the client’s position and approached a lender capable of considering the combination of overseas residency, American nationality and self-employed income. By presenting the client’s financial circumstances clearly and working through the additional due diligence requirements, we were able to secure the required mortgage.

The resulting finance allowed the client to proceed with their investment in the London property market, despite the challenges presented by their residency, nationality and income profile.

This case demonstrates how specialist lender selection can be important for international buyers who do not fit conventional UK mortgage criteria. While the loan amount was relatively modest, the combination of non-UK residency, self-employment and limited income significantly reduced the number of lenders able to consider the application.
