In this case, Enness was approached by a US national residing in France who was seeking financing to support the purchase of a property in France.

The main challenge was the client’s jurisdiction. US nationals can face additional hurdles when seeking international property finance due to regulatory considerations and lender restrictions. In this case, the client required a lender comfortable with both their US nationality and French residency, as well as the wider complexities of their international financial position.

Rather than relying on traditional property finance, Enness explored alternative funding structures that could better accommodate the client’s circumstances. Following a thorough review of the available options, we identified a specialist lender willing to provide a Lombard loan secured against the client’s diversified investment portfolio.

This approach allowed the client to access the required capital without having to rely on a conventional mortgage secured against the French property. Enness successfully negotiated terms providing a 50% LTV and a competitive interest rate, enabling the client to proceed with the intended property purchase.

The case demonstrates how portfolio-backed lending can provide an alternative route to liquidity where traditional international mortgage options may be more difficult to secure. By considering the client’s wider asset position rather than focusing solely on the property being acquired, Enness was able to identify a financing structure suited to their cross-border circumstances.

With access to more than 500 lenders, Enness can explore bespoke financing solutions for clients with complex international profiles and diversified investment portfolios. Our expertise spans portfolio finance, international mortgages and other specialist lending solutions, allowing us to consider a range of structures where conventional finance may not be suitable.

If you or your clients are looking to raise finance against an investment portfolio to support an international property purchase, speak to a finance specialist to explore the available options.

Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
