Enness was approached by a UK national residing in the UAE who was looking to invest in Dubai property. Although the client was based in the UAE, they did not have a UAE-based business or local income, making the financing more complex than a typical domestic property purchase.

The client’s circumstances required a lender that was willing to take a broader view of their financial position rather than assessing the application solely on locally generated income. Understanding the client’s wider financial profile and identifying a lender comfortable with international income were therefore key to structuring the transaction.

Enness reviewed the client’s global financial position and approached lenders with experience of working with international high-net-worth borrowers. Following discussions with a suitable lender, we were able to negotiate a one-year fixed-rate facility of approximately AED 15 million, based on an assessment of the client’s worldwide income.

The structure provided the client with the liquidity required to proceed with the acquisition of a large villa in one of Dubai’s prime residential communities. By considering the client’s international financial position rather than limiting the assessment to UAE income, Enness was able to identify a financing route that matched the client’s circumstances.

This case highlights the importance of working with a lender that understands international income and cross-border wealth when financing property in Dubai.
