In this case, Enness assisted a US national looking to purchase a new residence in the UK valued at approximately £900K. The client wanted to maximise the loan-to-value (LTV) available, reducing the amount of savings required for the deposit while retaining capital invested elsewhere.

The client also wanted the majority of the UK mortgage to be structured on an interest-only basis, with a smaller proportion on capital repayment. This approach provided lower monthly payments while allowing part of the mortgage balance to be reduced throughout the term. The client intended to use a combination of investment income and pension withdrawals to support the mortgage payments and wider lifestyle costs, with the potential to downsize in the future and repay the remaining balance from the property's sale proceeds, subject to the agreed repayment strategy.

The main challenge was the client's international financial position. Their savings, investments and pension assets were held overseas and denominated in a foreign currency, which limited the number of lenders able to consider the application. Some lenders were also uncomfortable that the client had not previously been drawing their full pension income, making it more difficult to demonstrate an established level of regular income.

Enness identified a lender comfortable with the client's overseas assets and their ability to transfer funds to the UK when required. We presented the client's wider financial position, demonstrating that they had access to savings, investments and pension assets that could be drawn as required to support the proposed borrowing.

As a result, we secured borrowing at 80% LTV and arranged a bespoke repayment structure combining interest-only and capital repayment elements. This provided the client with the higher LTV they required while also offering a balance between lower monthly payments and reducing part of the mortgage balance over the term.

This case demonstrates how complex mortgage solutions can help international clients whose wealth and income are held across multiple jurisdictions. By taking a holistic view of the client's assets rather than relying solely on their existing pension income, Enness was able to identify a lender whose criteria aligned with the client's circumstances.
