- Client: UK Nationals with international residencies
- Property Value: Above £2 million
- Loan Amount: Circa £1.5 million
Enness was approached by a married couple looking to purchase a family home in the UK as their main residence. Although both were UK nationals, they were living and working internationally, with one based in the Middle East and the other in Europe. They intended to continue working in their respective regions after completing the purchase.
The couple had a strong income profile, but the mortgage needed to be structured around the fact that their income was earned across different jurisdictions. The lender also needed to be comfortable that the income would be sufficient to cover their existing commitments alongside the new mortgage and associated costs.
The transaction was further complicated by a tight deadline and the number of jurisdictions involved. The couple needed a lender that could take a broader view of their circumstances rather than treating their international arrangements as a standard UK residential application.
Enness worked quickly to identify a suitable lender and negotiate a structure that was comfortable with the couple’s circumstances following completion of the purchase. Although the application ultimately took slightly longer than anticipated, we maintained regular communication with the vendor and agents throughout the process, providing clear updates and demonstrating consistent progress.
The clients were also highly responsive when documents were requested, which helped keep the application moving. Enness ultimately arranged a residential mortgage linked to the Bank of England Base Rate, allowing the couple to benefit from any future reductions while meeting their other requirements for the facility.
The case demonstrates the importance of having a lender and broker that understand the practical complexities of cross-border borrowing. International income can introduce additional questions around affordability and documentation, particularly where a couple live and work in different jurisdictions. Clear communication and careful lender selection can help keep a complex transaction on track.
Enness has experience arranging UK residential mortgages for international clients, including borrowers with overseas income and assets. If you or your clients are based in the Middle East or elsewhere internationally and are looking to finance a UK family home, speak to a mortgage specialist to discuss your circumstances.
