  • Client: US client residing outside the United States
  • Property Value: Circa $20M+
  • Loan Amount: Circa $11M

In this case, Enness was approached by a US client who owned an investment property in California valued at more than $20M. The client sought to raise capital against the asset to increase liquidity and allocate funds towards a diversified investment portfolio.

The client was residing outside the United States, creating additional complexity when approaching traditional lenders. Many lenders were unable or unwilling to structure a competitive mortgage for a US property where the borrower was based internationally. The client also required a flexible facility that balanced long-term affordability with the need for liquidity in the short term.

Enness identified a lender with the appetite to work with the client's international profile and secured a circa $11M mortgage against the California property. The facility was structured with an amortisation profile designed around the client's requirements, including an interest-only period during the early years. This reduced the client's initial payment obligations and helped preserve liquidity for their wider investment strategy.

The mortgage was agreed at a competitive all-in rate with an arrangement fee of 1.5%. The facility also had no prepayment penalty, providing the client with flexibility to repay or refinance the borrowing early if their circumstances or investment strategy changed.

International US mortgage transactions can involve additional considerations where a borrower has financial connections to multiple jurisdictions. Enness worked closely with the lender to present the client's income, residency and wider financial position, ensuring the proposed structure was appropriate for the transaction.

The resulting bespoke financing solution provided the client with access to substantial liquidity while allowing them to retain ownership of their California investment property. The structure also gave them flexibility to deploy capital into other investment opportunities while managing the mortgage in line with their broader financial objectives.

This case demonstrates the importance of specialist expertise when arranging US mortgages for international clients. Enness works with a broad network of lenders to identify tailored financing solutions for high-value US property transactions, including cases where the borrower is resident outside the United States.

For clients seeking to raise capital against US property or arrange international mortgage finance, Enness can help explore suitable lending structures. Speak to a mortgage specialist to discuss your requirements.

Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
