A Swiss resident approached Enness seeking a mortgage to purchase a chalet in the French Alps. Despite having strong earnings and substantial assets, the client initially faced difficulties securing the required level of financing. Several traditional French banks were only prepared to offer lower loan-to-value (LTV) ratios due to the current condition of the property.

The key challenge was identifying a lender willing to consider the client's wider financial profile and provide a higher level of borrowing. The client also required additional funding to undertake planned improvements to the chalet, meaning the lender needed to be comfortable not only with the property's current condition but also with the proposed works. Knowledge of the local market and experience with this type of property were therefore important considerations when assessing potential lenders.

Enness moved quickly and presented the client with two sets of suitable terms. We successfully identified a lender willing to provide a mortgage of approximately €1M, incorporating the additional funding required for the planned renovation works. The lender was also comfortable providing a significantly higher LTV than the traditional French banks had initially offered, despite the property's current condition.

This tailored approach allowed the client to proceed with the purchase while also securing funding for the improvements required to enhance the property's overall condition and performance. By presenting the client's complete financial position and negotiating directly with suitable lenders, Enness was able to identify a solution that went beyond the standard lending parameters initially available to the client.
