A private banker in Switzerland approached Enness on behalf of one of the bank’s high-net-worth clients. The client was looking to raise significant capital to invest in several high-growth opportunities, but the private bank did not offer lending facilities.

The banker wanted to find a solution that would allow the client to access the capital without having to move their banking relationship to another institution. Given the strength of the existing relationship, both the banker and client were keen for the loan proceeds to remain within the current banking structure until the funds were deployed.

Enness worked closely with the banker to assess the client’s wider assets and identify suitable security for the proposed facility. An unencumbered London property held within the client’s portfolio provided an appropriate basis for the lending.

Using our network of specialist lenders, Enness secured a £7 million facility at 70% LTV. An important part of the structure was ensuring that the loan proceeds could remain under the management of the client’s existing Swiss private bank until they were required for the intended investments.

The structure provided the client with the liquidity needed to pursue new opportunities while avoiding the need to establish a new banking relationship or transfer existing assets elsewhere. At the same time, the private banker was able to retain management of the additional capital, strengthening an already established client relationship.

This case demonstrates the value of structuring high-value lending around the client’s wider financial relationships and objectives rather than simply focusing on the loan itself. By considering the available security, the existing banking relationship and the intended use of the capital, Enness was able to create a solution that worked for both the borrower and their private bank.
