We recently assisted a senior professional , who divides thier time between Dubai and the UK, in securing a c£2million mortgage to purchase a £2.6 million residential property in the UK.

Given his international residency, variable income streams, and complex financial profile, traditional lenders were unable to provide a suitable solution.

To meet the client’s needs, we structured a bespoke mortgage facility split into various parts, combining different rate types with a mix of repayment elements. This hybrid approach offered the flexibility and affordability the client required, while also providing a clear path to long-term financial stability.

A key component of this deal was the lender’s willingness to take a holistic view of the client’s global financial position. We proposed personal wealth held in Dubai, alongside future income potential and unvested share awards, to successfully give the lender’s underwriters comfort around affordability. This required a deep understanding of the client’s compensation structure and strong negotiation with the lender to ensure these assets were appropriately considered.

This case demonstrates our ability to deliver complex, multi-layered mortgage solutions for international professionals, leveraging global assets and non-traditional income streams to achieve results where others could not, all while ensuring our client’s desired outcomes are met successfully

Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
