  • Purchase Price: £2.6M
  • Loan Amount: Circa £2M
  • Structure: 4-Part Mortgage
  • Client Profile: Senior Professional with links to Dubai and the UK
  • Affordability: Supported by Dubai-based wealth and unvested shares

We recently assisted a senior professional who divides their time between Dubai and the UK in securing a circa £2M mortgage to purchase a £2.6M residential property in the UK.

Given the client's international residency, variable income streams and complex financial profile, traditional lenders were unable to provide a suitable solution. The client required a lender willing to take a broader view of their financial circumstances and consider wealth and future income held across different jurisdictions.

Enness structured a bespoke four-part mortgage facility, combining different rate types with a mixture of repayment structures. This hybrid approach provided the flexibility required while balancing monthly affordability with the client's longer-term financial objectives.

A key aspect of the transaction was the lender's willingness to assess the client's global financial position holistically. Enness presented personal wealth held in Dubai alongside future income potential and unvested share awards to provide additional comfort around affordability. This required a detailed understanding of the client's remuneration structure and careful negotiation with the lender to ensure these assets and potential future earnings were appropriately considered.

The resulting structure allowed the client to proceed with the UK property purchase while accommodating the complexities associated with their international lifestyle and financial position. By combining multiple mortgage components, Enness was able to create a facility tailored to the client's circumstances rather than relying on a conventional single-product approach.

This case demonstrates how complex mortgage solutions can help international professionals with variable income, overseas wealth and non-traditional forms of remuneration secure finance for high-value UK property. It also highlights the importance of working with a lender capable of taking a holistic view of a client's global financial position.

Enness specialises in arranging bespoke finance for high-net-worth and international clients, including those with connections to the Middle East. Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
