A high-net-worth individual approached Enness Global shortly after becoming a UK resident. Although the client had a strong overall balance sheet, they had limited provable income under conventional underwriting following a transition into a new UK business venture. The client had also acquired a prime London property requiring significant refurbishment and required additional liquidity while managing wider financial commitments.

The transaction presented several complexities. Many mainstream lenders rely heavily on established UK income when assessing affordability and are less able to accommodate recently relocated clients with non-traditional financial profiles. The structure also needed to support staged refurbishment funding while providing flexibility for the client's broader financial planning. Although the client held substantial digital assets, these were verified as part of the overall financial assessment but were not relied upon to service the borrowing.

Enness introduced a private banking lender experienced in working with internationally mobile high-net-worth clients. A ten-year interest-only facility was structured, secured across multiple unencumbered London properties. The facility incorporated an initial liquidity tranche alongside staged refurbishment drawdowns, released subject to lender requirements and professional certification where applicable.
