  • Loan Amount: Over £9.5M
  • Property Value: £13M
  • Purpose: Time-Sensitive Acquisition

We recently arranged a complex bridging facility to assist a client with the acquisition of a prestigious £13M UK estate. The property was held within a complicated corporate structure involving four separate international shareholders, creating significant legal and logistical considerations throughout the transaction.

The borrower required more than £9.5M to complete the purchase within a tight timeframe. Traditional financing options proved too slow and inflexible given the cross-border shareholder involvement and layered ownership structure, making it essential to identify a lender with the appetite and ability to act quickly.

Enness leveraged its experience in high-value and complex bridging transactions to identify a lender comfortable with the international elements of the deal and the underlying ownership structure. We secured a short-term bridging facility on competitive terms, providing the funding required to proceed with the acquisition.

The transaction required close coordination between stakeholders across multiple jurisdictions, with legal and structuring considerations needing to be addressed alongside the financing. Enness worked closely with the relevant parties throughout the process, helping to keep the transaction moving towards completion within the required timeframe.

The facility enabled the client to acquire the estate as planned, despite the complexities surrounding its corporate ownership and the tight completion deadline. The case demonstrates how specialist bridging finance can provide a flexible funding route where conventional lending may not be able to accommodate complex ownership structures or time-sensitive acquisitions.

Enness has extensive experience arranging bespoke finance for high-net-worth clients, including complex property transactions involving international ownership and multiple jurisdictions. Our access to more than 500 lenders allows us to explore specialist funding solutions across a broad range of circumstances.

Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
