The client was a UK national and UK resident with an established personal balance sheet and a diversified investment portfolio. Total net worth was approximately £5 million, with around £2 million held in marketable securities. The client wished to utilise existing investments more efficiently rather than liquidating assets to fund a property purchase.


The client required approximately £500,000 to support the purchase of a UK residential property. The objective was to access liquidity without selling investments or disrupting long-term portfolio strategy. A non-recourse structure with flexibility around term and repayment was preferred.


Although structurally straightforward, the loan size was below the minimum thresholds typically accepted by many private banks offering Lombard or crypto-backed facilities. In addition, the client required support in understanding leverage mechanics, security arrangements, and long-term suitability within their wider financial planning.


Enness leveraged its private banking network to identify a lender willing to consider a non-recourse Lombard-style crypto-backed facility secured against a diversified portfolio. Enness worked closely with both parties to present the client’s overall wealth position, enabling the lender to take a holistic view rather than focusing solely on minimum loan size criteria.
Throughout the process, Enness explained the proposed structure, security mechanics, and how the facility could flex with changes in portfolio value, ensuring the client was fully informed before proceeding.


Subject to individual circumstances and lender approval, facilities of this nature have, in prior instances, enabled clients to access liquidity without liquidating investments. In this case, the structure supported the client’s property purchase while preserving long-term portfolio positioning.
