An international national relocated to the UK with his family and owned a flat through a UK SPV, itself held by an international holding company. The client, currently between roles and without formal UK income, sought to generate rental income while replenishing circa £600,000 spent on renovations. Rental income of approximately £13,000 per month was insufficient for standard lenders, particularly given the multi-jurisdictional ownership structure.

Enness sourced a specialist lender willing to lend against rental income rather than personal earnings, accommodate the corporate structure, and release cash to support wider business activities. The 5-year £2,080,000 facility enabled the client to preserve the property as a rental asset, replenish renovation funds, and retain flexibility for ongoing ventures.
