Enness was approached by a client with connections to the UAE who needed to refinance an existing semi-commercial property in the UK. The new facility was required to repay the client’s existing borrowing, making a smooth and timely refinance particularly important.

The client had a complex financial profile, with income and assets spread across several jurisdictions. They were looking for a lender that could understand their international circumstances while also providing a competitive level of borrowing against the property.

The nature of the security added another layer of complexity. As the property was semi-commercial rather than purely residential, the client needed a lender with the appetite and experience to consider both the property and their wider financial position.

Enness reviewed the client’s circumstances and approached the specialist UK lending market. We secured terms from a specialist lender that was comfortable with the international nature of the client’s income and assets, as well as the semi-commercial property. The structure provided up to 75% LTV, meeting the client’s requirement for a high level of borrowing.

The application and subsequent legal process presented several challenges, but Enness worked closely with the client throughout. By responding to the lender’s queries and addressing concerns as they arose, the broker and client were able to keep the transaction moving and ultimately complete the refinance successfully.

This case demonstrates why complex refinancing often requires a lender that is willing to consider the whole picture. The combination of international wealth, multiple income sources and semi-commercial security meant that a standard lending approach was unlikely to provide the flexibility the client required.
