Enness was approached by an EU-based private bank representing its long-standing clients, a high-net-worth couple seeking to release equity from a Portuguese property that was not their primary residence. Over the course of their successful careers, the clients had built substantial wealth across multiple properties and global investments.

The main challenge was the international nature of the clients’ financial position. With assets, investments and property interests spread across several jurisdictions, the transaction required a lender capable of taking a holistic view of the clients’ global wealth and understanding the complexities of cross-border lending.

Enness conducted a detailed assessment of the clients’ circumstances and successfully negotiated an equity release facility with a lender comfortable with their international profile. The lender was able to consider the clients’ wider financial position alongside the Portuguese property, allowing the required financing to be structured around their circumstances.

The facility provided circa €1M against a property valued at above €2M. The transaction progressed smoothly from the initial enquiry through to completion, with the clients responding promptly to documentation requests and providing the information required to keep the application moving efficiently.

This case demonstrates the importance of working with a broker and lender experienced in cross-border finance. Enness’s international network and understanding of multi-jurisdictional client profiles enabled us to identify a lender whose appetite aligned with the clients’ circumstances and the Portuguese property's requirements.

Enness works with high-net-worth clients and private banks across international markets, arranging bespoke financing against property and other assets. Property values can fall as well as rise, and you may not get back the amount originally invested. Property investments can be illiquid and may take time to sell. Where borrowing is used, your property may be repossessed if you do not keep up repayments on a mortgage or other loan secured against it.
