An international investor resident in the UAE approached Enness seeking to release equity from a prime residential propertyvalued at above AED 40M. The objective was to unlock liquidity to support the acquisition of a second investment property in a highly desirable residential location. The client had a strong international investment background and wished to leverage existing real estate holdings rather than restructure wider portfolio assets to fund the purchase. 

The key challenge in this case related to the client’s recent relocation to the UAE. Although the underlying property asset was strong, the client did not yet have UAE-based income, which typically forms part of the standard underwriting criteria used by many local lenders. In addition, the target investment property was in a competitive residential area where timing was critical. Securing funding quickly while aligning with local lending requirements required careful lender selection and positioning of the client’s broader financial profile. 

Enness introduced the client to a leading UAE bank able to take a more holistic view of the client’s international wealth position and asset strength rather than relying solely on local income metrics. A long-term equity release facility of circa AED 20M was structured against the residential property, providing the liquidity required to proceed with the acquisition while preserving the client’s wider investment strategy. The process progressed efficiently from initial structuring through to completion, supported by clear documentation and strong coordination between all parties.
