The client, an ultra-high-net-worth UK national with substantial business interests across Europe and the Middle East, required refinancing for a mixed-use property portfolio. Their previous facility with a private bank was nearing expiry, and renewal was declined. In addition to refinancing, the client sought to access additional capital to support ongoing capital expenditure requirements across their international businesses.

The main challenge was structuring a single facility covering both residential and commercial properties. Commercial assets typically carry higher interest rates than residential, which could have made refinancing less competitive. The client required a streamlined loan structure that offered efficiency, competitive pricing, and flexibility to manage a mixed-use portfolio under one facility.

Enness negotiated a facility where the lender relied predominantly on residential properties as security, with only a minimal portion of commercial assets pledged. This approach improved pricing and terms. The circa £9 million, five-year loan was structured with a variable rate, interest-only repayments, minimal product fees, and no early repayment charges. A renewal option was also included, allowing the client to extend the facility with a modest fee.
