If the EPC grades for 90% of the property portfolio (as measured by area) are between A,B and C, then the following pricing and terms can be applied:

<60% | 2.75% | 1.00% | 4 or 5 Years |
>60% | 2.95% | 1.00% | 4 or 5 Years |
If the EPC grades for 90% of the property portfolio (as measured by area) are between A,B, C or D , then the following pricing and terms can be applied:
LTV | Fixed Interest Rate | Arrangement Fee | Term |
<60% | 3.00% | 1.00% | 4 or 5 Years |
>60% | 3.20% | 1.00% | 4 or 5 Years |
This particular version of the facility will also have a margin ratchet mechanism - whereby the borrower can reduce the interest rate by 25bps once the overall position at the portfolio has improved and once achieving A, B or C at 90% of the property portfolio.
Once the ratchet is effective, the pricing will be at the same level as the standard Green Residential Investment Loan.
